New accommodation for Startcollege
At the end of 2022, BRiQ OP was awarded the tender for all brokerage services on behalf of the educational institution Zadkine. The first assignment we took on as Occupier Performance was to find a new location for Zadkine’s Startcollege. At that time, this program was housed at Dakotaweg in Capelle aan den IJssel. The educational building was located deep within a residential area and was in a deteriorated condition.
Our approach
This relocation process started at the end of March 2023 by putting a search request on the market. By mid-April, the longlist (an inventory of all available properties) was presented. From this list, four properties were selected for a viewing round (shortlist), which took place mid-May.
Since all properties on the shortlist were office buildings, we simultaneously checked the zoning plans with the relevant municipalities. An educational institution falls under a different zoning category than a regular office user.
Following the viewings and zoning verification, one property stood out as a particularly good match for Zadkine’s Program of Requirements: Rhijnspoor 219, a single-tenant building located near Capelsebrug metro station. Zadkine’s architect then drew up an initial space plan, after which we requested a rental proposal from the landlord.
During negotiations, we secured the most favorable lease terms possible on behalf of Zadkine. During this process, Zadkine commissioned a technical due diligence investigation of the property (including assessment of the capacity of the climate system and the electrical and mechanical installations). The negotiation results were recorded in a Letter of Intent (LOI), which was signed in December 2023.
After the LOI phase, we worked towards a definitive lease agreement, which was fully signed by the end of February 2024. On March 1, 2024, Zadkine received the keys to the property and shortly thereafter the fit-out phase began. The actual move-in by Startcollege took place in January 2025.
Follow-up and strategic portfolio management
The old location at Dakotaweg in Capelle aan den IJssel will be sold. BRiQ will oversee the sales process of this property.
Besides leasing and selling various locations for Zadkine, BRiQ is also responsible for renegotiations and (sub)leasing of existing accommodation locations. We strive to continuously optimize Zadkine’s real estate portfolio, both strategically and financially.
