STADSVASTGOED acquires portfolio of 176 residential properties in the Rotterdam region

Together with several private investors, STADSVASTGOED has acquired Sipkema’s TOON real estate portfolio through a share transaction.

The portfolio has largely been developed by Sipkema over past decades and has consistently been operated under its own management. Capital Value advised Sipkema throughout the sales process.

The TOON portfolio primarily consists of residential units with associated parking spaces, garage boxes, as well as a number of offices, retail units, and development sites. In total, the portfolio comprises 176 residential units across 11 complexes and approximately 5,000 sqm of commercial space distributed over six assets.

STADSVASTGOED acts as investment and asset manager, with a clear focus on expanding its portfolio in strong inner-city locations across the Rotterdam region. With all disciplines managed in-house, the group maintains control over quality, sustainability, and long-term resilience.

Within the acquired portfolio, various value-add opportunities have been identified to generate additional value through active asset management and targeted optimization. The acquisition underscores the company’s track record in acquiring and further enhancing residential portfolios.
