From re-letting to sales solution
In mid-2023, BRiQ was engaged with a clear brief: to find a new tenant for Engelandlaan 27 in Hazerswoude-Dorp. The current tenant wished to terminate their lease early but still had ongoing obligations. BRiQ acted as advisor to the owner and explored the possibilities for re-letting in a regional market with limited demand. When it became apparent that the rental market dynamics were less favourable, a strategic shift was agreed with the involved parties: the property was put up for sale.
Targeted positioning and negotiation
BRiQ positioned the building specifically towards end-users and regional investors. A serious candidate quickly emerged, interested in both the location and the property. Simultaneously, a buyout arrangement for the existing lease was negotiated, with both tenant and landlord reaching agreement. The transaction was then carefully managed by BRiQ, including coordination with legal advisors and overseeing the due diligence process.
Tailored transaction
In the fourth quarter of 2023, the property was successfully sold to a regional investor. The lease with the departing tenant was formally terminated prior to transfer. This resolved both a letting issue and vacancy risk – securing a new future for the property.
