RENT REVIEW
Annually, for the first time one year after rent commencement, based on the Consumer Price Index, CPI- all households series (2015 = 100) as published by Statistics Netherlands.

SALES TAX
When determining the rent, the starting point was that the lessee will use the leased property for at least the minimum percentage laid down by law or to be determined in more detail, for services that entitle the lessee to deduct VAT, in such a way that a taxed (sales) lease can be opted for. If a rent not subject to VAT is agreed, a surcharge on the rent will be calculated.

PAYMENT
Rent is paid monthly in advance.

RENTAL PERIOD(S)
5 years + subsequent renewal periods of 5 years each.

SECURITY
As additional security for compliance with its obligations, the lessee will lodge an unconditional and irrevocable bank guarantee with a bank recognised in the Netherlands for an amount equal to 3 months’ rent and VAT.

RENTAL AGREEMENT
Lease agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ) for retail space and catering space, version October 2012, with corresponding general provisions and supplemented by special provisions of the lessor.
