Rent review:
Annually, for the first time one year after rent commencement, based on the Consumer Price Index, CPI- all households series (2015 = 100) as published by Statistics Netherlands.

Sales tax:
In determining the rent, the starting point has been that the lessee will use the leased property for at least the minimum percentage laid down by law or to be laid down in more detail, for services that entitle the lessee to deduct VAT, in such a way that a taxed (sales) lease can be opted for. If a non-VAT taxed rental is agreed, a surcharge on the rent will be calculated.

Payment:
Payment of rent is made per month in advance.

Lease term(s):
By mutual agreement.

Security:
As additional security for the fulfilment of its obligations, the lessee shall lodge an unconditional and irrevocable bank guarantee with a banking institution recognised in the Netherlands in the amount of at least three months’ rent and service costs plus VAT.

Agreement:
Lease agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ) for retail space and hospitality space, version October 2012, with accompanying general provisions.
