We have available office/retail spaces for rent from approx. 114 m² located at Stoomtramweg 110-114, Rosestraat 1093 and Machiniststraat 5 in Rotterdam South.
LOCATION
The spaces are located in the Feijenoord district in South Rotterdam. It is a centrally located area with all amenities within easy reach. The location is unique near the river where the Erasmus Bridge reaches the southern bank, at a junction of public transport and roads to the national road network. In the immediate vicinity there are numerous facilities including restaurants, shops, the New Luxor Theater and the prestigious Hotel New York and NHow Hotel.
ACCESSIBILITY
Car: The location is easily accessible by car, even from outside Rotterdam via various roads and the A15 and A16 motorways. There is also sufficient public (paid) parking.
Public transport: The ‘Vuurplaat’ tram stop and Rotterdam Zuid train station are only a few minutes’ walk away.

DELIVERY LEVEL

At the time of actual delivery, the state of delivery will be described in more detail in an official report of delivery to be signed by the lessee and the lessor, which will indicate which installations and other facilities do, and which installations and other facilities do not, belong to the rented property and in which also a description of the condition of the rented property is given, possibly supplemented with photos initialed by the parties.
RENTAL PRICE
The rental price of the retail space is € 125 per m² per year. To be increased with VAT.

PAYMENT
Payment of the rent and service and promotion costs is made monthly in advance.
ACCEPTANCE
In consultation.
RENTAL TERM
5 years + a subsequent extension period of 5 years.
RENTAL PRICE REVIEW
Annually, for the first time one year after the start of the rental period, based on the Consumer Price Index, series CPI- all households (2015 = 100) as published by Statistics Netherlands.
GUARANTEE
As additional security for the fulfillment of his obligations, the tenant will provide an unconditional and irrevocable bank guarantee with a bank recognized in the Netherlands, amounting to at least three months’ rent and service costs plus VAT.
SALES TAX
In determining the rent, the starting point was that the tenant will continue to use the rented property for at least the minimum percentage set by law or to be determined later for services that entitle the holder to deduct VAT, in such a way that it is possible to opt for a taxable ) rent. If a rental not subject to VAT is agreed, a surcharge will be added to the rental price.
AGREEMENT
Lease agreement based on the standard model of the Council for Real Estate Affairs (ROZ) for retail space and catering space, October 2012 version, with associated general provisions.
