Location
De Vlasfabriek is a unique redevelopment situated in a beautiful location on the Schie river and on the edge of the old village centre of Rotterdam’s Overschie district, bordering the Spaanse Polder. The Vlasfabriek has a total surface area of approx. 2,300 sq.m. divided over various office units. Each floor has its own toilet facilities and pantry. All office units also have an intercom, there is a lift and the lockable courtyard has a picnic table for a sunny lunch.
Accessibility
By car
Accessibility by car and public transport is excellent. The Vlasfabriek office building is located near the Spaanse Polder exit of the Rotterdam ring road. The important Kleinpolderplein interchange is just a few minutes away. This means the A4, A13, A16 and A20 motorways are very close by.
By public transport
Public transport is at walking distance via several bus stops.
Parking
Free parking is available in the adjacent street and immediate vicinity.
VAT
When determining the rent, the starting point was that the lessee will use the leased property for at least the minimum percentage laid down by law or to be laid down in more detail, for services that entitle the lessee to deduct VAT, in such a way that a taxed rental can be opted for. If a rent not subject to VAT is agreed, a surcharge on the rent will be calculated.
Payment
The rent is paid monthly in advance.
Service costs in advance
The rental price of the units does not include the advance payment of service costs, which on an annual basis amounts to € 35.00 per m², plus VAT.
Lease terms
3 years + subsequent renewal periods of 3 years each. Different lease terms in consultation.
State of completion
The condition of delivery will be described in more detail at the time of actual delivery in a delivery report to be signed by the lessee and lessor, which will state which installations and other facilities do and which installations and other facilities do not belong to the leased property and which also contains a description of the condition of the leased property, possibly supplemented by photographs initialled by the parties.
Security
To be provided prior to delivery of the space in the amount of a payment obligation of at least 3 months’ rent including VAT.
Rent review
Annually, for the first time one year after rent commencement, based on the Consumer Price Index, CPI- all households series (2015 = 100) as published by Statistics Netherlands.
Sales tax
In determining the rent, it has been assumed that the lessee will continue to use the leased property for at least the minimum percentage laid down by law or to be determined in more detail, for services that entitle the lessee to deduct VAT, in such a way that a taxed (sales) rent can be opted for. If a non VAT-taxed rental is agreed, a surcharge on the rent will be calculated.
Lease agreement
Lease agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ) for office space and other commercial space, version February 2015, which has been supplemented with standard provisions of the lessor.
