In shopping centre De Struytse Hoeck, we offer for rent a retail space of approximately 182 m² GLA. De Struytse Hoeck offers a good mix of recognised and well-known retailers and the shopping centre has a total of more than 130 shops, catering and service companies. The shopping centre is home to Lidl, Albert Heijn, Blokker, Bruna, Ecco, Esprit, H&M, Hema, Lucardi, Bakkerij Voskamp and Xenos, among others. The mall was built in 1982 and the public area of the mall was fully revitalised in 2020. The part of the shopping centre where the retail space is part of was redeveloped in 2021.Accessibility:

Sales tax:

In determining the rent, the starting point has been that the tenant will permanently use the leased property for at least the minimum percentage laid down by law or to be laid down in more detail.
for performances that give the right to deduct VAT, in such a way that a taxed rental can be opted for. If a non-VAT taxed rental is agreed, a surcharge on the rent will be calculated.

Payment:

Payment of the rent and any service and promotional costs will be made per month in advance.

Lease term:

5 years + subsequent renewal periods of 5 years each.

Security:

As additional security for the fulfilment of its obligations, the lessee shall lodge an unconditional and irrevocable bank guarantee with a bank recognised in the Netherlands, to the amount of at least three months’ rent and service costs plus VAT.

Lease agreement:

Lease agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ) for retail space and hospitality space, version October 2012, with accompanying general provisions and owners’ conditions.
