Available for lease is approx. 387 sq.m. retail space located in shopping centre Zuidplein locally known as Zuidplein Hoog 789-793 in Rotterdam-Zuid. Partial letting is possible.

With a surface of 55,000 m², this is the main shopping centre for Rotterdam-Zuid and the municipalities on the southern edge of Rotterdam. Zuidplein shopping centre houses approx. 165 shops and is one of the largest indoor shopping centres in the Netherlands, attracting around 11 million visitors per year. Major well-known and recognised retailers are located in the shopping centre, including C&A, Zara, H&M, Primark, Prénatal, Ici Paris XL, Sting, Douglas, Kruidvat, Rituals and TK Maxx, as well as various catering establishments.

Zuidplein shopping centre is being upgraded. The plan will improve the quality, experience, appearance and residential values of the shopping centre. The upgrading plan will be further developed over the next eighteen months.

Delivery

The space will be let as casco and delivered in its current state.

The condition of delivery will be described in more detail at the time of actual delivery in a delivery report to be signed by the lessee and the lessor, which will state which installations and other facilities do and which installations and other facilities do not belong to the leased property and which also includes a description of the condition of the leased property, possibly supplemented by photographs initialled by the parties.

The retail space is available in an area of approx. 387 sq.m.

Location

The retail area is not at ground level but on the first “floor”. At ground level, there is a large parking garage on two levels with approximately 1,500 parking spaces, a guarded bicycle shed, storage space and a bus station. The Ahoy events hall, the Ikazia hospital, the Zuidplein police station and the Zuidplein Theatre are within walking distance.

Rent

The rent is € 220,000 per year excl.

VAT

In determining the rent, the starting point has been that the lessee will use the leased property for at least the minimum percentage laid down by law or to be laid down in more detail, for services that entitle the lessee to deduct VAT, in such a way that a taxed (sales) lease can be opted for. If a non-VAT taxed rental is agreed, a surcharge on the rent will be calculated.

Service and promotion costs

The tenant owes an advance service charge to be determined for a package of supplies and services to be determined by the lessor.

Rent payment

The rent will be paid monthly in advance.

Lease term

Five (5) years + a subsequent extension period of 2×5 years.

Lease agreement

Rent agreement based on the standard model of the Raad voor Onroerende Zaken (ROZ) retail space, model October 2012 supplemented with owners conditions.

Security

As additional security for compliance with its obligations, the lessee will lodge a bank guarantee with a recognised Dutch banking institution, to the amount of three months’ rent and service charges plus VAT.

Rent adjustment

Annually, for the first time one year after commencement of rent, based on the Consumer Price Index, CPI series – all households
households (2015 = 100) as published by Statistics Netherlands.

Acceptance

By mutual agreement.
